Design of public street space and utility networks

As the main designer, we led the design team for the public street space and utility networks necessary for the implementation of the new Raku Technology Park planned by Maru AS, as well as the building permit procedure in the city of Tallinn.

Scope

Development of 1.5 kilometers of new public street space, including landscaping and utility networks, to support the realization of Raku Technology Park. The project also includes a new traffic light intersection on Viljandi Road, a comprehensive street lighting system, and a water, sewer, and stormwater drainage network, integrated with a firefighting water storage system.

Character

The project involved organizing preliminary studies and acquiring technical requirements, negotiating with neighbors and city officials to define the necessary scope of work, and leading the design team through the preliminary and technical design phases. The project was structured into two stages, ensuring flexibility in phased implementation. Additionally, we managed the building permit process and coordinated approvals from authorities, utility providers, and neighboring property owners.

Challenges

Key challenges included identifying and coordinating the exact project requirements with authorities and utility providers before starting the design work. Efficiently resolving conflicts and intersections across a large-scale design area while keeping the project on schedule was critical. Negotiating approvals from neighboring properties and developing mutually beneficial solutions within the project scope required careful coordination. Another significant challenge was designing the firefighting water system with an optimal and cost-effective solution.
