Tasandi 2, Tallinn – Lead design for self-storage building and outdoor space

As the lead designer, we managed the design team for the new self-storage building project planned by Everaus Kinnisvara and oversaw the building permit procedure.

Scope

A 3000 m² gross floor area, four-story self-storage building with 400 storage units ranging from 2 to 20 m², including garage boxes with lift doors on the ground floor.

Character

The project involved organizing necessary preliminary studies and acquiring technical conditions, negotiating with neighbors and city authorities to define the required scope of work, and leading the design team through the preliminary and design development phases. Additionally, we managed the building permit process and coordinated approvals from authorities, utility providers, and neighboring property owners.

Challenges

Key challenges included determining and aligning the exact project requirements with authorities and utility providers before starting the design process. A significant task was integrating Tallinna Vesi AS’s main water and sewer pipelines, which cross the property, with the city’s landscaping requirements. The project also required extensive coordination between city authorities. Additionally, we conducted an in-depth fire safety analysis to ensure compliance with regulations for a four-story storage building, identifying optimal technical solutions for fire resistance of structures and smoke extraction systems.
