Townhouse-style urban villas and unique commercial spaces in the historic Volta machine factory building
WHAT IF in collaboration with Apex Architects, led the entire team involved in the design project from concept to technical design.

Approx. 8700 m² gross enclosed area of commercial and residential building.
Character
In the historic Volta machine factory building, dating back to 1912, three-story townhouse-style urban villas with high ceilings and 5-meter arched windows are being developed, along with commercial spaces featuring a unique industrial interior—known as Volta Gallery Lofts. The urban villas are designed with private terraces and landscaped courtyards, nestled between historic limestone walls, bringing the atmosphere and tranquility of a countryside home to the heart of the city. The commercial spaces, with their industrial-style arched windows and high ceilings, offer a distinctive opportunity for businesses looking to establish a space with a strong character and a memorable spatial experience in a rapidly developing area.
Challenges
The reconstruction of the historic machine factory building posed several challenges, as numerous modifications had been made to its structures and openings over its lifespan. All limestone walls had to be carefully restored, and the original shape and rhythm of the large historic arched windows had to be precisely recreated. Additionally, the ground beneath the factory building contained a significant amount of pollution, which had to be removed on a larger scale than initially expected to meet modern building standards.
Designing three-story lofts with innovative layouts within the historic walls of the building introduced unique challenges in terms of interior spatial planning and technical systems, requiring the most optimal solutions. In addition to the building itself, a completely new city street was constructed, running parallel to the nearly 300-meter-long façade of the structure. Thanks to expansive glass surfaces, the heart of the Volta district transforms into an attractive modern urban space, filled with businesses and people.
