WHAT IF participated in the new development phase planned at Soodi 6 in Arco Vara’s Kodulahe quarter as the lead designer, managing the entire design team and ensuring a cohesive, high-quality, and feasible solution from concept design to construction documentation.
Scope
A complex of three volumes with a gross floor area of 6,000 m², comprising 62 apartments and ground-floor commercial spaces; including the design of internal roads and utility networks for the quarter.
Character
Multifunctional quarter – residential and commercial spaces creating an active urban environment, with a new pedestrian promenade leading to the sea
Environmentally conscious approach – energy efficiency, spacious green areas, and smart solutions
Strong and unique architectural concept – buildings harmoniously integrated with the landscape based on the winning entry of an architectural competition, with a thoughtfully designed public space
Strategic location in Tallinn – excellent connectivity by car, foot, and public transport; direct access to the seaside promenade, a new urban square, and a new pedestrian route into the heart of the Kodulahe quarter
Challenges
A comprehensive urban spatial solution based on the architectural competition, including roads and utility networks, with design work starting in parallel with the final phase of the detailed planning procedure. Throughout the project, a large number of parallel variables had to be considered – from technical requirements and planning procedures to the creation of a coherent spatial and visual whole. The complex engineering challenge posed by the seaside soil conditions required careful design to achieve a functional and cost-effective solution.
