Construction management of Wolt Market Maakri under tight spatial constraints and an ambitious timeline

The WHAT IF team led the construction works of Wolt Market Maakri, achieving the fastest outcome from lease signing to store opening from the client’s perspective. The team simultaneously carried out the condition assessment of the existing building, necessary design works, logistical planning in a constrained environment, and ensured that construction remained on schedule and within budget.

Scope

1,000 m² of warehouse and order fulfillment space, with a fully integrated logistics concept operating in sync with Stockmann department store

Character

A solution fitted into the basement of the existing Stockmann department store within a dense urban environment

High construction quality and finishing standards

Efficient use of space – optimised warehouse and order fulfillment area with fast logistics access, designed to handle a high daily flow of couriers

Timing precision – works completed on schedule for a market-driven opening, delivering one of the fastest lease-to-opening processes from the client’s perspective

Challenges

The biggest challenge in delivering the project was the ambitious timeline, which required executing all typically sequential processes in parallel. The first construction preparations were carried out simultaneously with technical system studies and design work. Procurement-critical products were selected before final drawings were completed to meet the client’s deadline and ensure early budget visibility, helping the team stay on track throughout the process.
